Home Maintenance Checklist by Season (Spring to Winter)
Owning a home comes with a quiet, never-ending to-do list, and the tasks you skip are the ones that turn into expensive repairs. The good news: nearly all home maintenance follows the seasons, so if you work through a simple checklist four times a year, you'll protect your home and your wallet. Here's a season-by-season home maintenance checklist.
Spring
After winter, focus on recovery and prep: clean the gutters and downspouts, inspect the roof for damage, service your AC before the heat arrives, test the sump pump, and reseal decks or patios. Spring is also the time to check exterior caulking and touch up paint before summer storms.
Summer
With good weather, tackle the outdoor and deep-clean jobs: clean the dryer vent (a real fire risk), wash windows and screens, inspect and clean the grill, pressure-wash siding, and check weatherstripping. Summer is ideal for any exterior project that needs dry conditions.
Fall
Prep for the cold: service the furnace before you need it, clean the gutters again after the leaves fall, winterize outdoor faucets, seal driveway cracks, and, most importantly, test every smoke and carbon-monoxide detector. A little effort now prevents a frozen-pipe disaster later.
Winter
Indoors is the focus: check for drafts and add weatherstripping, reverse ceiling fans to push warm air down, inspect attic insulation, replace HVAC filters, and keep an eye on pipes at risk of freezing. Winter is also a great time to plan and budget next year's bigger projects.
Track Appliance Warranties Too
Beyond seasonal tasks, keep a list of your appliances and systems with their purchase dates and warranty end dates. Knowing what's still covered can save you hundreds when something fails, and tells you what to budget to replace soon.
