First-Time Home Buyer Checklist (Every Step to the Keys)

2026-07-03

Buying your first home has a lot of moving parts, and missing one can cost you money or your dream house. The buyers who stay calm aren't the ones with the most money; they're the ones following a clear, ordered checklist. Here's the whole journey, from getting your finances ready to picking up the keys.

1. Get Your Finances Ready

Before anything else, check your credit score and fix any errors, pay down high-interest debt, and save both your down payment and closing costs. Then set a firm price ceiling so you never fall for a house you can't comfortably afford. This groundwork makes every later step easier.

2. Get Pre-Approved

Gather your pay stubs, tax returns, and bank statements, then compare mortgage quotes from at least three lenders, small rate differences add up to thousands over the loan. A pre-approval letter also tells sellers you're serious, which matters when you make an offer.

3. House Hunt Smart

List your must-haves versus nice-to-haves, choose a buyer's agent, and log every home you tour so they don't blur together. Comparing homes side by side, price, size, commute, and cost per square foot, keeps emotion from driving a six-figure decision.

4. Make an Offer

Review comparable sales with your agent, submit an offer with the right contingencies (inspection, financing, appraisal), and be ready to negotiate on price and terms. A good agent is worth their weight here.

5. Under Contract

Once your offer is accepted, book a home inspection, complete the appraisal, finalize your mortgage and lock your rate, buy home insurance, and do a final walk-through. This is the busiest phase, and a checklist keeps anything from slipping.

6. Closing Day

Review your closing disclosure at least three days ahead, bring ID and certified funds, then sign, collect your keys, and set up utilities. Congratulations, you're a homeowner.
